What $2M, $3M, and $5M+ Buys in Central Austin

At the top of the Central Austin luxury market, buyers access landmark properties — architecturally
significant homes on large Tarrytown lots, gated Barton Creek estates, Westlake compounds with guest
houses and sport courts, and Lake Austin waterfront. This segment is predominantly off-market, and
access depends entirely on agent relationships.

$1.5M – $2.5M

In this range you'll find beautifully updated 3–4 bedroom homes in Clarksville, Travis Heights, and the 78704 corridor, as well as entry-level luxury condos in the Downtown Austin high-rises. Lot sizes are typically smaller, but walkability and neighborhood character are exceptional.

School district is one of the most important factors for families relocating to Austin, and the boundaries do not always follow what you'd expect from neighborhood names.

  • Austin ISD (AISD): Covers most of Central Austin, including Tarrytown, Clarksville, Zilker, Bouldin, Downtown, and Travis Heights. Casis Elementary and O. Henry Middle School are among the most sought-after AISD campuses.
  • Eanes ISD: Covers Westlake Hills and parts of West Austin. Consistently ranked among the top
    school districts in Texas. Many buyers pay a premium specifically to be within Eanes ISD
    boundaries.
  • Lake Travis ISD: Covers the Lake Travis area to the west and northwest. A strong district with
